The home sale contingency makes no difference in this case.

I don't think that the fact your accepted offer was before the new rules were enacted make a difference either.

Re: Home Buyer Tax Credit

If a buyer signed an Agreement of Sale in October of 2009 but will not close until April 2010, are they eligible for the tax credit? At the time of signing the contract, the buyer's current home was on the market. The October contract had a contingency clause stating the buyer had to sell their current home before proceeding.

Re: Understanding Foundation Problems

Most cracked walls can be fixed. I have rehabbed dozens of homes most with basement problems. You can go on the wisonsin association offoundation repair website and research typical repairs. In general if a wall is bowed in less than an inch the wall can be braced with 2x5x3/16 steel beams every 32" on center. Anything over an inch would require excavation of the outside soil, pushing the wall plumb and then installing the bracing. Alot of problems stem from older homes that were backed filled with dirt or clay instead of gravel

Re: HELP Program

Hello Jeff, Happy New Year 2010!
